POSITION SUMMARY:  Our Estimators are an integral part of building estimates and building relationships internally, as well as externally. Our estimators are a valued part of our dynamic and collaborative construction teams, who individually and collectively make our company a wonderful place to work.

ESSENTIAL FUNCTIONS & BASIC DUTIES:
1.  Reviews RFPs, prepares detailed cost estimates and ROMs for commercial and multi-family construction projects, including scaling of quantities, schedule of items, calculation of quantities, pricing, and preliminaries.
2.  Develops the basis of estimate at a level of detail appropriate to the size and complexity of the project.
3.  Coordinates estimate reviews with the appropriate project team members including but not limited to Business Development, Project Management, and Operations.
4.  Evaluates and recommends all allowance categories, including design allowance, construction allowance, escalation, and contingency as required to represent the final budget of the project.
5.  Tracks historical costs with appropriate benchmarking data to support future project estimates and funding requests.
6.  Analyzes quotes and makes comparisons from sub-contractors and suppliers.
7.  Develops and maintains standard material and labor units.
8.  Evaluate feasibility of multiple options in the planning phase on the project.
9.  Provide and present estimate of costs and pricing of varied types of construction methods and projects to various audiences.
10.  Actively solicit and encourage sub-contractors and suppliers to price our work competitively.
11.  Obtain confirmation of sub-contractor/supplier quotations
12.  Identify opportunities for value engineering and cost-saving measures without compromising quality.

KNOWLEDGE, SKILLS AND ABILITY:

  • Ability to read, interpret, perform take-offs, and evaluate drawings and specs.
  • Knowledge of construction processes, sequencing, scheduling durations, codes.
  • Excellent verbal, written, negotiation, conflict resolution, and relationship-building skills.
  • Ability to work independently as a team member with minimal supervision.
  • Ability to adapt to change in the workplace.
  • Must be able to multi-task on multiple projects concurrently.
  • Bilingual (English & Spanish) preferred.

EDUCATION AND WORK EXPERIENCE:

  • Bachelor’s degree in Construction Management, Engineering, or related field experience.
  • 3+ years full-time commercial and/or multi-family construction estimating for project $1M – $20M.
  • 5+ years negotiating pricing, scopes, materials, etc.
  • Exceptional Microsoft Office Suite skills, especially Excel.
  • Bluebeam experience preferred.
  • Exceptional math and computational skills.

PHYSICAL/MENTAL DEMANDS:
Physical Demands: The essential functions of the position may require:

  • frequent sitting, standing, finger dexterity in non-dominant hand, near/far visual acuity, depth perception, field of vision, repetitive use of both hands and finger dexterity with both hands; accommodation and color vision;
  • occasional walking, non-ADA compliant construction sites;
  • seldom reaching overhead, bending over, stooping, lifting/carrying of up to 25 lbs., climbing ladders, and driving a vehicle.

Mental Demands: The essential functions of the position requires the ability to read and write complex material, perform simple and complex math calculations, and the ability to perform simple and complex tasks; perform clerical functions, compile and analyze information; coordinate activities, supervise and instruct others; follow instructions, influence others, meet time requirements, memorization, problem solving through use of independent judgment and decision making skills.

WORKING CONDITIONS:
The noise level in the work environment is usually quiet to moderate and the employee usually works in a climate-controlled environment. Work will entail the use of computer equipment. The employee works alone, with others, around others, with verbal and face-to-face contact. Ability to occasionally work a flexible schedule including weekends and evenings.
