Position Overview
The Senior MEP Project Manager is responsible for overseeing all Mechanical, Electrical, Plumbing, and Fire Protection (MEP/FP) scopes on assigned construction projects from preconstruction through closeout. This position ensures coordination, quality, and timely delivery of MEP systems in alignment with project schedules and client expectations. The role includes direct oversight of MEP subcontractors, coordination efforts with design and field teams, and comprehensive management of all related documentation, inspections, and testing activities.
Key Responsibilities
Preconstruction and Planning

Review mechanical bid tabs and contract Exhibit Bs for scope alignment and cost validation.

Participate in subcontractor interviews, selection, and contract scope definition.

Develop MEP equipment delivery schedules and long-lead item tracking systems.

Organize submittal processes, prioritizing long-lead materials.

Collaborate with BIM/VDC and design teams to address coordination challenges and schedule impacts.
Project Execution

Manage day-to-day activities of MEP/FP subcontractors, ensuring progress aligns with schedule and quality standards.

Conduct regular site walks and verify installation compliance with design and regulatory requirements.

Lead the MEP submittal review and approval process.

Track, review, and approve monthly MEP requisitions and change orders.

Coordinate MEP activities with general trades and overlapping scopes (e.g., curtain wall, security, and lighting systems).

Ensure testing and inspection documentation is collected and maintained.

Serve as the liaison for utility companies regarding temporary and permanent services (e.g., electrical, gas, steam).
Commissioning and Closeout

Oversee MEP contractors and commissioning agents through system startup, testing, and balancing.

Ensure completion of life safety inspections and agency approvals (AHJ signoffs).

Obtain and organize all MEP closeout documentation, including as-builts, O&Ms, attic stock, and training materials.

Facilitate coordination for owner training and turnover.

Manage and track punch lists and work lists to ensure timely closeout.
Communication and Meetings

Attend and contribute to owner, coordination, subcontractor, and field meetings.

Act as the main point of contact for MEP-related discussions and issue resolution.

Maintain continuous communication with superintendents, engineers, and third-party vendors.
Qualifications

Bachelor’s degree in Mechanical Engineering, Construction Management, or a related technical field.

Minimum of 10+ years of experience in MEP/FP systems in commercial construction.

At least 5 years of proven project management experience within the MEP discipline.

Deep understanding of MEP coordination processes including BIM/VDC and clash detection platforms.

Proficient in reading and interpreting technical drawings, specifications, and codes.

Strong knowledge of applicable codes and standards, including NEC, ASHRAE, NFPA, LEED, and local building regulations.

Familiarity with commissioning and testing/balancing protocols.

Advanced computer skills including Microsoft Office (Excel, Word, Outlook).

Working Conditions
This role involves a combination of office work and frequent site visits. Candidates must be able to walk job sites, inspect work, and participate in coordination meetings. Extended periods of sitting, standing, and using a computer are expected. Travel to job locations and occasional off-hours availability may be required.
